Campus town, beer town, tech town
Fort Collins has three commercial personalities. Colorado State University sits near the middle of the city and drives demand for student housing, offices and retail around it. Old Town to the north is a historic downtown of brick storefronts, restaurants and bars. And the city is one of the country's best-known craft beer towns, home to New Belgium, Odell and many smaller breweries, plus a large Anheuser-Busch brewery east of I-25. To the south, the Harmony Road corridor carries technology and manufacturing employers, medical offices and retail.
Commercial painting in Fort Collins, CO, means working across all three: delicate historic fronts, wet production spaces and modern office and industrial buildings, often with very different coating systems on each.
Brewhouses, cellars and taprooms
Breweries are hard on paint. Brewhouses run hot and humid, cellars and cold rooms stay cool and damp, and every surface gets hosed down with caustic and acid cleaners. Condensation drips from ceilings and runs down block walls. Standard architectural paint peels quickly in those conditions, so production areas need moisture and chemical-resistant systems, usually epoxy on walls and floors and suitable coatings on exposed steel and piping supports.
Taprooms are the opposite problem: customer-facing spaces where the finish has to look good, scrub clean and go on without shutting the bar for long. We price these as two scopes with separate products. Production spaces fall under our coatings for plants and production floors.
Offices and plants along Harmony Road
The south end of the city along Harmony Road is newer: office and R&D buildings with precast, metal panel and EIFS facades, tilt-up manufacturing space, and medical and retail buildings that serve the growing neighborhoods around them. Interiors in these buildings may include controlled production or clean areas, so the same discipline on dust, odor and air handling that a lab demands applies here.
Many owners here now pick dark charcoal and deep gray exteriors. Dark colors absorb far more heat, which matters on EIFS and foam trim, where manufacturers often limit how dark a finish can go. Those limits are set by the color's light reflectance value, so check them before choosing a dark scheme for an exterior facade repaint.
Old Town storefronts and alleys
Old Town is a busy historic district with patios, festivals and foot traffic late into the evening. Painting here means early starts, tight staging in alleys, careful protection of sidewalks and outdoor seating, and coordination with neighboring businesses. The buildings are mostly brick and wood with long paint histories, so testing for lead, hand prep and breathable masonry coatings are routine. For designated landmark properties, confirm whether exterior changes need review by the city's historic preservation staff before you pick new colors.
Planning around the CSU calendar
- Student housing turnover in late summer gives a short, intense window for unit and common area repaints.
- Retail and restaurants near campus are quieter in summer, which suits exterior work.
- Campus-area offices and medical buildings usually prefer evening or weekend interior work year-round.
