Greenwood Village and the Denver Tech Center
A large share of the Denver Tech Center's office towers sit inside Greenwood Village, clustered around the I-25 and I-225 interchange and along Belleview Avenue, Orchard Road and Arapahoe Road. Light rail stops at Belleview, Orchard and Arapahoe at Village Center, and Fiddler's Green Amphitheatre sits on the southern side of the district. It's a concentrated, high-value office market, which shapes almost everything about painting in it.
Buildings here are run by professional management teams with written contractor requirements, and the tenants are paying for a certain standard. A commercial painting contractor in Greenwood Village spends as much effort on access, insurance, scheduling and protection as on the coating itself. Even concert nights at Fiddler's Green matter, since event traffic can tie up deliveries and evening lift moves nearby.
Suite turns and tenant improvement painting
Vacated suites are the steadiest interior work in the Tech Center. A tenant moves out, and the landlord needs the space patched, primed and painted to the building standard so it can be shown or handed to the next tenant's contractor. Anchors and cabinetry come out, holes get filled, and the walls are brought back to one even finish. On tenant improvements, paint sits between drywall and flooring on the GC's schedule, with a return trip for touch-up once the other trades are done.
We price and run that work through our interior painting for office suites and lobbies, with the building standard colors and sheens confirmed with the property manager before the first gallon is ordered.
Working under a Class A building's rules
Every tower has its own contractor rules, but they tend to cover the same ground. Getting them right before mobilizing is what keeps a project from stalling on day one.
- Certificates of insurance naming the owner and management company, submitted before access is granted.
- Freight elevator and loading dock reservations, often limited to set hours.
- After-hours access lists, badge requests and an escort where the building requires one.
- Rules on odor and ventilation, especially on shared HVAC systems, which favor low-VOC products.
- Protection of finished lobbies, elevators and corridors along every route materials travel.
Exterior coatings on towers, garages and site features
Office towers in the Tech Center are largely glass, so exterior painting focuses on precast spandrels and columns, metal coping and trim, parking structures, stair cores, monument signs and site walls. Precast and concrete take breathable or elastomeric masonry coatings, with failed sealant replaced before anything goes on. Access is by lift or suspended equipment depending on height, and wind and traffic below set the daily limits. Our exterior coatings for precast and concrete and surface prep and specialty systems cover the systems involved.
Planning repaints across a campus
Many Tech Center owners hold several buildings, or a whole campus, and want painting handled as a capital plan instead of a string of emergencies. A condition survey of each building ranks elevations and interiors by need, and the work is spread across budget years so the campus never looks half-finished. A planned commercial repainting program is built on that kind of survey. We also serve Cherry Hills Village and neighboring Centennial.
