Offices, mixed use and the foothills
Lakewood is Jefferson County's largest city and one of the bigger office markets on the west side of the metro area. Its commercial property lines a few clear spines: the Union Boulevard office corridor near US-6 and the Denver Federal Center, the Belmar district at Wadsworth and Alameda, West Colfax from Sheridan out to Colorado Mills, and retail along Wadsworth and Kipling. Along its western edge the city runs up against Green Mountain and the hogback.
Each spine has a different building type and a different reason to paint. Offices repaint to stay leased, Belmar repaints because its storefronts are the brand, and older Colfax properties often repaint as part of a sale or a change of use.
Mid-rise office repaints on Union Boulevard
The Union Boulevard corridor is mostly mid-rise office buildings in precast, EIFS and curtain wall, many of them now on their second or third exterior coating. Federal agencies at the Federal Center, the contractors who serve them and the medical offices around St. Anthony Hospital keep demand for space steady, and tenants notice when a lobby or elevator hall looks tired.
Interior work here is usually common areas and suite turnovers between leases, done at night so occupied floors aren't disturbed. Exterior work is scaffold or lift based, phased around parking and entrances. If the building has fallen behind on maintenance, start with planned repaint cycles for office properties rather than a one-time repaint.
Belmar: shops at street level, homes above
Belmar replaced the old Villa Italia mall with a walkable downtown of shops, restaurants, offices and apartments. Mixed-use buildings like these are some of the most involved painting jobs in Lakewood, because a single elevation can carry storefront glazing, painted steel, fiber cement, stucco and brick, and the people affected include retailers, residents and diners.
- Storefront levels painted before opening hours, with walkways kept clear and signed.
- Upper residential floors scheduled with resident notices, and windows protected rather than taped shut for days.
- Each material primed and coated with a system suited to it, not one product across the whole wall.
- Colors matched to the district's existing palette so a single building doesn't stand out after its repaint.
West Colfax properties changing hands
West Colfax carries older motels, small strip centers, auto businesses and single-story retail, alongside newer apartments that followed the W Line light rail. A lot of these properties are being repositioned. The paint job is often the most visible part of that, but it's only worth doing after the stucco is patched, the roof edges are flashed and the old coatings are tested and stripped where they've failed. Our surface preparation work covers those steps.
Sun, wind and hail at the base of the foothills
West Lakewood takes hard afternoon sun on its west and south walls, and wind comes down off the foothills without much warning. Both shorten the life of an exterior finish. Dark colors fade unevenly, sealant dries out and cracks, and spray work has to stop when gusts pick up. The west metro area has also seen some severe hail over the years, which is one more reason to keep exterior coatings and joints in good condition.
- IfColor is faded but the coating is still bonded
- ThenClean, spot prime and apply a maintenance coat with good UV resistance.
- IfSealant joints are cracked or pulling away
- ThenCut out and replace the sealant before any painting.
- IfCoating is peeling over large areas
- ThenStrip to a sound surface, repair the substrate and apply a full system.
- IfHail has chipped trim or split stucco
- ThenRecord the damage, repair it, then repaint the affected elevations.
