Commercial Paintersin Commerce City, CO

Commercial painters for Commerce City's warehouses, industrial plants, tanks and steel, plus the newer retail, office and apartment buildings on the north side. We plan each job around trucks, docks, site safety rules and an exposed stretch of the plains that is hard on coatings.

An industrial city first, a suburb second

Most of the commercial square footage in Commerce City was built for heavy use. The Suncor refinery, rail yards, truck terminals, fuel and chemical storage, and long runs of distribution space line the I-270, I-76 and US-85 corridors just north of Denver. Farther out, the Prairie Gateway area around Dick's Sporting Goods Park and the neighborhoods north and east of the Rocky Mountain Arsenal National Wildlife Refuge have added shopping centers, medical offices, schools and apartments.

So commercial painting in Commerce City, CO splits into two kinds of site. On the south end the job is protecting concrete and metal from forklifts, exhaust, road salt and industrial grime. On the north end it looks more like suburban property upkeep: stucco, fiber cement, storefront trim and stair towers. A contractor working here has to be comfortable on both.

Tilt-up warehouses and distribution buildings

The standard building in the industrial parks off I-270 and Vasquez Boulevard is a concrete tilt-up warehouse with a long wall of dock doors. A repaint there is mostly preparation: washing off chalk and diesel film, replacing joint sealant and treating rusted steel. Our approach to repainting tilt-up panel exteriors starts with a walk of every elevation, because the worst wear rarely shows from the parking lot.

  • Panel joints: once the sealant splits, water gets into the joint and behind the coating, and winter freeze cycles push the paint off from there.
  • Dock openings: door jambs, edge guards and bumper plates wear through to bare steel and start rusting long before the walls need paint.
  • Bollards and curbs: safety yellow fades and chips quickly, so many owners recoat it on a shorter cycle than the panels.
  • Roof-level steel: lintels, ladders and equipment stands go unnoticed until rust streaks run down the wall.

Tanks, pipe racks and structural steel

Refining, rail and fuel distribution put a lot of carbon steel on the ground here: storage tanks, pipe racks, structural frames and containment. Coating that is a different trade from painting a building. Preparation is written to an SSPC or AMPP standard, systems usually run to three coats (a zinc or epoxy primer, an epoxy build coat and a urethane finish), and dry film thickness is measured and recorded as the work goes. That falls under our industrial coating work, and much of it begins with abrasive blasting and specialty prep.

Inside refining or chemical facilities, the owner's safety program sets the terms: orientation, badging, hot work and confined space permits, gas monitoring. Those rules shape the schedule more than the coating does.

Newer retail, offices and apartments up north

The buildings that went up near Prairie Gateway and in the newer neighborhoods toward Reunion are young enough that most are heading into their first repaint. Typical findings are hairline cracks in stucco and EIFS, faded south and west walls, and trim that has started to peel at the bottom edges where snow sits. Catching that early through planned repainting is cheaper than waiting for full surface repairs.

Wind, hail and grit on the open plains

At a little over 5,000 feet, with open ground to the north and east, Commerce City takes wind and hail head on. Gusty afternoons cut lift time and rule out spraying, and blowing dust settles on wet coatings. Hail chips paint and dents trim, and freeze-thaw opens any crack that lets water in.

Matching the scope to what the walk finds
IfThe coating is chalking but still well bonded
ThenWash, test adhesion, then apply one or two finish coats.
IfRust is showing at dock doors and bollards
ThenSpot clean to bare metal, prime, and put those items on their own recoat cycle.
IfSealant joints are split or hard
ThenCut out and replace the sealant before any painting.
IfTank or structural steel has widespread rust or section loss
ThenBlast cleaning and an engineered coating system, not maintenance paint.

Keeping docks and trucks moving during the work

Distribution buildings almost never close for painting. Exterior work runs one elevation or dock group at a time, agreed with the shipping office so trailers are never blocked, and parked cars and trailers get covered or moved before any spraying. The same planning applies to sites up US-85 in Henderson and Brighton. You can read how we run a job from first walk to closeout on our project process page.

Questions

Commercial painting in Commerce City: questions

Do you take on industrial and refinery-area work in Commerce City?

Yes. Commerce City is part of our north metro service area, and we take on warehouse, industrial, retail and multifamily painting there and up US-85 in Henderson and Brighton. Work inside refining or chemical sites follows the owner's safety program and permit system.

How do I know when a tilt-up warehouse needs repainting?

Go by condition, not age. Chalk that rubs off on your hand, faded color, split joint sealant and rust at dock steel are the signals. South and west walls usually go first, so some owners repaint those elevations a cycle ahead of the rest of the building.

Can you coat storage tanks and containment areas?

Tank exteriors, structural steel and secondary containment are part of our industrial work, with prep and film thickness documented. Tank interiors in fuel or chemical service need a lining specified by the owner's engineer, and we price to that.
