Overview

A multi-tenant office tower needed its common areas and exterior renewed without closing a single floor. Interior work ran floor by floor after hours; the precast exterior was repainted elevation by elevation from mast-climbing platforms.

The challenge

Tenants stayed in occupation throughout, so odor, noise and access had to be planned around business hours. The precast showed chalking and hairline cracking, and the coping joints had failed sealant on the windward elevations.

The solution

Low-odor waterborne coatings were specified for the interiors, with corridors protected and released back each morning. Outside, the precast was washed, adhesion was checked with pull-off tests to ASTM D4541 before coating, failed sealant was cut out and replaced, and an elastomeric system was applied at the specified film thickness.
